A building inspection is an examination of the condition of a property, typically performed before it is sold or purchased.
A building inspection can reveal issues with the property that may not be apparent during a casual viewing. This information can be used to negotiate a better price or to avoid purchasing a property with significant issues.
The length of a building inspection can vary depending on the size and complexity of the property. Generally, inspections take between 2-4 hours. However, certain types of inspections (ex. 4 point inspections and wind mitigation inspections) typically take less time due to the limited scope of the inspection. I make it a goal to take my time during each and every inspection and to make sure my clients questions are answered in detail.
Yes, I am an INTERNACHI licensed and certified property inspector in the state of Florida. State law makes it mandatory for all licensed inspectors to have insurance.
The primary areas that I serve are the following counties:
*I also inspect properties outside of the four counties mentioned above. Contact me to get specific pricing information.
I've worked in the real estate (property management, brokerage, etc) industry for 17+ years. I've seen the in's and out's of the business and I look at property from a different and unique perspective compared to many other people. I understand that a property is a major financial commitment and I provide my clients with the wisdom and guidance to understand the condition of any and every property I inspect. I also bundle multiple inspection related services to save each client time and money.

Yes, I go on every single story roof (whenever possible). Two story homes and larger are inspected via drone and/or telescopic extension pole (with camera). In the event of inclement weather or apparent hazards (ex. slippery roofs, unstable roofs or roofs with easily damaged coverings), the roof will be inspected via drone or telescopic extension pole.
I make it a personal goal to provide inspection reports the day of the completed inspection. My modern inspection report software allows me to update my reports as I conduct my inspection. In the event that the report is not provided by the end of the business day, the report will be submitted within 24 hours of the completed inspection.
If you have any questions after the inspection report is received, you can contact me via phone or email with your question(s) and I'll be more than happy to answer them.
Not only do I allow buyers and agents to accompany me, I actually encourage it. Purchasing a home is a major investment and I make it a goal to make sure my clients are as knowledgeable as possible in regards to the condition of their investment.
